Every rental platform asks the same three questions.

^ Can they pay?
^ What’s their score?
^Do they hit 3x income?

Good questions.

☀️But they don’t tell you a single thing about the actual human being moving in.

☀️They don’t tell you why someone is moving.

☀️Or how long they really need a place.

Or whether they’re moving alone or with someone covering them.

Or whether touring five apartments is even worth their time.

You can’t see any of that in a credit score.

Everything we’re learning, from our pilot, from our tenants, from the operators we work with, keeps pointing to the same truth.

Behavior tells us more than filters ever will.

The context of how a person actually lives and moves is the thing that tells you what happens next.

📍Anyone can pull a credit score.

📍Very few people are paying attention to the human underneath it.

• That’s the part this industry forgot.

• Real relationships between tenants and operators are built on human data, not boxes to check.

Out of 100+ submissions and 70+ pitches…

Gida - Housing Intelligence, made the top 15 + won cash prize!🏆

I walked into Missouri Startup Weekend with one goal:

- show up and represent everything my co-founder and I have been building at Gida.

What happened next still feels surreal.

After a 1-minute pitch; just 60 seconds to communicate a vision for Gida’s B2B predictive AI infrastructure, matching housing operators to housing placement organizations + tenants) was named a Top 15 Finalist, and then, awarded the 2026 Pitch Prize in Housing Innovation, sponsored by Veterans United Home Loans.

- side note, it was as if VU saw our GTM and one of our ICPs- military families in transition:)

This is not just a win for me.

This is a testimony to every single person who poured into this journey.

Especially, Ms. Brigitte A. who said “why don’t you build something that solves for housing”…

And William Colegrove who was never tired of my endless office hours haha!

Got off a call with a landlord today that I'm still thinking about.

He's been doing long-term rentals for years and is now shifting his portfolio into furnished mid-term rentals.

We talked through what he's building, and near the end he flipped it on us:

"So how much are you going to charge me to use Gida - Housing Intelligence”

We told him the truth.

We don't get paid until the lease transaction goes through.

If the operator doesn't win, we don't win.

He liked that. Then he went further than we did.

He said when he works with a partner, he'd rather pay monthly.

⛔️Every time the tenant pays, the platform gets paid too.

⛔️Not a finder's fee.

Not a one-time cut at signing.

⛔️A monthly fee tied to whether the tenant actually performs.

His reasoning was simple: a typical agent finds you a tenant, collects, and disappears.

The operator is the one holding the risk for the next 12 months.

If you want to be a real partner, share that risk.

That's exactly one of the guardrails we've been building toward, and hearing a landlord arrive at it on his own, unprompted, was the best part of my week.

We're not just building cool agenetic infrastructure.

We're trying to fix how the rental market works at its roots, where incentives between operators, tenants, and platforms actually line up.

Calls like this one tell me we're on the right track.
