I've seen a closing fall apart at the table because no one caught the error before I got there. π¬
That's a moment nobody wants β not the buyer, not the seller, and definitely not you as the agent who worked months to get to that finish line.
Here's what I've learned after sitting across from hundreds of signers in Dallas:
The closings that go smoothest aren't the ones with the simplest documents. They're the ones where everyone showed up PREPARED.
A few things that make a real difference:
βοΈ Buyers who've already reviewed their Closing Disclosure
βοΈ IDs that aren't expired (you'd be surprised π
)
βοΈ A title package that's complete before I arrive
βοΈ Clear communication on whether it's a RON or in-person signing
When those pieces are in place, I can get your clients in and out efficiently β and you can celebrate another smooth close. π‘π

π¨ DEAR CLOSING TABLE: we need to talk.
I have shown up at 6am before coffee was legal.
I have driven 45 minutes to a kitchen table covered in cat hair, notarized 47 pages, and smiled the entire time.
I have sat in a hospital parking lot, a Starbucks drive-thru, and once β ONCE β a storage unit.
And every single time⦠I am still waiting on that one document.
You know the one. π
The "oh we thought it was already sent" document.
The "it's in someone's email, we just don't know whose" document.
The "the lender is in a different time zone" document.
Real estate agents β I SEE you. I FEEL you. The borrower is sitting across from me eating chips like we're at a Super Bowl party and I am over here performing Olympic-level calm.
