🏡 Home Buying Fees Explained 💰

Buying a home comes with a few important upfront costs, so let’s break them down 👇

🔹 Earnest Money – A deposit showing the seller you’re serious about buying the home. This is usually applied toward your closing costs or down payment at closing.

🔹 Option Money – Common in Texas! This gives you the right to terminate the contract during the option period while you complete inspections and due diligence.

🔹 Inspection Fee – Paid to a licensed inspector to check the home for possible issues like roofing, plumbing, foundation, electrical, and more. ALWAYS get an inspection! 🛠️

🔹 Appraisal Fee – Ordered by the lender to confirm the home’s value matches the purchase price. This protects both you and the lender. 📋

🔹 Down Payment – Your upfront contribution toward the purchase of the home. And no… you do NOT always need 20% down! 👏

🔹 Closing Costs – Fees associated with finalizing the transaction such as title fees, lender fees, taxes, and insurance. Sellers may sometimes help cover part of these costs.
